To implement Online Applications, both RP Listings and RP Managment must be active in a property management company's HomeRentals.net system package. Online Applications requires the integration of these two system. Before proceeding, the user must ensure that the Online Applications System has been properly configured and must verify that the online applications meets all local requirements. Do not proceed until all of the configuration steps have been completed! A prospective tenant completes an online application (Figures 35a and 35b) through the property management company's website, through HomeRentals.net, and through some of the HomeRentals.net Listing Export Partner websites. The property management company may choose to instruct prospective tenants to complete the online application instead of a paper application. High traffic offices may elect to set up a browsing kiosk in the office so that prospective tenants can independently review listings and apply for a rental online.

After an applicant submits an online application, it is stored in the HomeRentals.net Control Panel as an “unpaid” application. If the Online Apps Notification System Option is enabled, then the Lease Contact will receive an application notification email, even though the tenant elected not to submit an online application payment. The notification email alerts the Lease Contact that an applicant may have had difficulty completing the online application payment process. The Lease Contact can then follow up with the tenant to offer an alternate payment arrangement so that the online application can be processed. If Online Apps Notification is not active, then the Lease Contact will not receive a notification email for unpaid applications.
The property management company will receive a payment notification email from PayPal for every paid application. The PayPal confirmation email is delivered to the online payments email account / PayPal ID. After the online application payment has been processed, the status of the online application will update; it will be marked as a "Paid" application, as long as the applicant completed every step of the online payment process.
